Waiheke Island new build
Positioned on a prominent clifftop overlooking the Hauraki Gulf, this Waiheke Island project is a sensitive exploration of coastal architecture. Rather than imposing itself on the ridge line, the home is designed to integrate softly with the terrain. The rooflines fold downward along the cliff edge, mimicking the natural canopy of the surrounding coastal trees to reduce the building's visual profile from both the sea and the land.
The home’s spatial layout is organized around a deliberate sequence of arrival and discovery. Visitors move through an entry sequence designed to build anticipation, leading into a deeply sheltered internal courtyard. This central courtyard serves as a private, wind-protected sanctuary featuring an integrated pool zone. From this protected core, the interior architecture opens up dramatically, revealing panoramic ocean views and transitioning smoothly onto expansive seaward living terraces.
A disciplined palette of natural materials grounds the structure in its island context. The design heavily utilizes stone anchors paired with premium cedar cladding—materials selected for their tactile honesty and ability to weather gracefully in a exposed marine environment. Currently under construction, this flagship build demonstrates how a large-scale, high-specification home can provide absolute luxury while remaining deeply respectful of New Zealand’s sensitive coastal landscapes.
