Townhouse New Build Bucklands Beach

The Site and Urban Constraints

Situated on Takutai Drive in Bucklands Beach, this coastal project explores the challenges of designing premium architecture on a highly constrained urban footprint. The brief required a significant family home that capitalizes on unhindered views of Rangitoto Island and the Hauraki Gulf, while navigating the tight boundaries and strict setback rules common to modern coastal subdivisions.

Spatial Efficiency and Volume

Rather than viewing the tight site as a limitation, the design treats it as an exercise in architectural precision and spatial efficiency. The building envelope utilizes a stacked vertical layout to maximize internal volume without overcrowding the site. Every square meter was rigorously accounted for; circulation zones were minimized to allow the primary living pavilions and the master suite to feel incredibly generous, light-filled, and open. Large, strategically placed apertures frame the iconic view of Rangitoto, drawing the marine landscape inside to create a heightened sense of infinite space.

A Blueprint for Tight Footprints

While remaining at an unbuilt conceptual stage, this project has become a pivotal reference point for our studio. It serves as a clear blueprint for how thoughtful spatial planning, clever vertical orientation, and disciplined design can deliver a luxurious, uncompromised living experience on a challenging, high-density coastal site.
