Heritage Villa Renovation.
Commanding an elevated position overlooking Howick Beach, this project involved the renovation of a classic heritage villa. The brief focused on modernizing the internal layout to support contemporary family living and optimizing connection to the coastal views, while preserving the home's historic streetscape presence and architectural integrity.
Working within heritage requirements, our studio managed the resource consent and planning processes required for a heritage alteration. We rationalized the existing floor plan to resolve decades of restrictive, cellular rooms and poor extensions that had occured in the 1950s, creating a fluid transition between the kitchen, dining, and outdoor living zones without compromising the primary structural character of the villa.
The new internal layouts and structural additions were designed to be sympathetic to the original fabric of the home. Traditional features, stud heights, and classic detailing were carefully respected and integrated with modern high-performance elements. The finished residence shows how historic Auckland villas can be sensitively updated—navigating rigorous regulatory frameworks to deliver a functional, modern home that honors its heritage lineage.
